Assesments

Phase I Environmental Site Assessments are typically required as part of property transactions and refinancing. Many lending institutions require a Phase I before they will approve loans. Phase I’s are also required by the SBA and other state/federal agencies prior to issuing grants.

A Phase I will determine whether or not there is a Recognized Environmental Condition on your property. ASTM defines a Recognized Environmental Condition as "the presence or likely presence of any hazardous substances or petroleum products in, on, or at a property: (1) due to any release to the environment; (2) under conditions indicative of a release to the environment; or (3) under conditions that pose a material threat of a future release to the environment." Anderson Environmental Co. will review historical information, interview key site personel, perform a document review, and conduct a site inspection of the site and surrounding area to reveal any past or present usage that may be defined as a Recognized Enviornmental Condition. If after performing the Phase I Environmental Site Assessment and a Recognized Environmental Condtion is identified on the property, the site may be subject to further investigation, which Anderson Environmental Co. can provide.
